Dreamwork Development LLC is a vertically integrated real estate development and investment company headquartered in Los Angeles, California. Principal & Managing Partner
Mr. Cozzolino oversees the day-to-day operations of Dreamwork Development LLC, as well as overseeing its’ multiple real estate–related companies. Under his leadership, he is responsible for driving all aspects of development, finance, and management across a diverse portfolio of residential housing projects throughout Southern California.
With a strong background in real estate finance and construction, Mr. Cozzolino is directly responsible for analyzing and evaluating new acquisitions, underwriting investment opportunities, managing entitlements, securing financing for both new and existing projects, cultivating lender and investor relationships, leading property management activities, and overseeing construction operations. He also navigates the financial, legal, and operational frameworks that guide each of these companies.
An active real estate investor and developer for over fifteen years, Mr. Cozzolino has been a part of and completed transactions exceeding $200+ million. Previously, he held positions as a licensed Financial Advisor, Commercial Banker, as well as various leadership roles within the financial services industry. Mr. Cozzolino is also currently a licensed General Contractor in the State of California.
Principal & Managing Partner
Mr. Puthanpurayil leads the company’s real estate acquisitions, capital relationships, project planning, and in-house construction operations. He is responsible for identifying and evaluating new investment opportunities, overseeing both on-market and off-market acquisitions, and directing the execution of all development and construction initiatives across the firm’s portfolio.
In this capacity, Mr. Puthanpurayil manages broker and investor relations, structures capital partnerships, and supervises the company’s project management and construction teams to ensure the timely and efficient delivery of projects. He also oversees all marketing activities across the affiliated companies, ensuring cohesive branding and market positioning.
With more than eleven years of experience in real estate as a Realtor, Investor, and Developer, Mr. Puthanpurayil has structured and negotiated a wide range of complex transactions, consistently creating value-driven outcomes for all parties involved. Before entering real estate, he played a key role in the management and expansion of one of Los Angeles’ Top 100 restaurants.
VP, Construction
Mr. Odano, as Vice President of Construction, he oversees all of the companies active construction projects currently in various stages of planning and development, including managing all pre-construction activities.
His day-to-day reponsibilities include oversight of all project aspects, including scheduling, budgeting, quality control, safety, risk management, vendor payment releases, vendor relationships, and personnel management of project coordinators, project managers, and subcontractors.
Mr. Odano holds a Bachelor’s Degree from Soka University where he studied Liberal Arts. Mr. Odano is also a Licensed Realtor in the State of California since & Licensed Broker Associate.
VP, Acquisitions
Mr. Al-Fallay leads our in-house acquisitions and marketing division, Cash Now Homebuyers LLC, where he is focused on property acquisitions in CA, WI, and OH markets. He is responsible for overseeing all day-to-day operations, including marketing, legal, and financial.
In this role, Mr. Al-Fallay leads a team focused on lead generation for the acquisition of off-market properties. He and his team are specifically responsible for all marketing, data analytics, managing client and vendor relationships, underwriring, investment strategies, cost estimations, valuations, seller relocations, and dispositions.
Mr. Al-Fallay graduated a Medical Doctor from the King Saud University (KSU) in Saudi Arabia. Mr. Al-Fallay is an avid and active real estate investor both in California and Saudi Arabia.
Senior Property Manager
Mr. Ibarra oversees all residential and commercial properties in various stages within the Dreamwork portfolio, as well as properties owned in various entities, both internally and for third-party management.
Through our in-house property management division, LAX Property Management Inc., Mr. Ibarra is responsible for overseeing a team responsible for all accounting, marketing, maintainance, leasing, tenant relations, and renovation activities.
Prior to his role within our property management division, Mr. Ibarra worked in our construction division where he was responsible for overseeing project coordinating for multi-family renovations, as well as handing all tenant relations for occupied properties.
Operations Manager & HR
Ms. Destache is the Operations Manager at Dreamwork Development. She is responsible for the day-to-day operations of the office which includes payroll, human resources, benefits, marketing, purchasing, IT and other technology issues and administrative assistance as needed.
Prior to joining Dreamwork Development, Ms. Destache worked in the Entertainment Industry for 10+ years as an Operations Manager and Human Resources Manager, as well as Executive Assistant roles. Ms. Destache is also a licensed Realtor in the State of California.
Disposition Manager
As the Dispositions Manager, Ms. Wiedner oversees all aspects of property sales and exit strategies within the company’s real estate holdings. She specializes in pricing analysis, market positioning, and managing the sale process from contract to close. With a strong understanding of both investor and retail markets, Ms. Wiedner ensures each disposition maximizes returns and aligns with the company’s broader investment goals. Her responsibilities include coordinating with agents, escrow officers, and buyers to facilitate smooth and timely transactions. Known for her sharp negotiation skills and attention to detail, Ms. Wiedner consistently delivers efficient outcomes while maintaining strong relationships with partners and clients.
Prior to joining the team, she gained hands-on experience in real estate acquisitions and marketing, as well as construction management with several real estate investment companies, giving her a well-rounded understanding of the full deal lifecycle. Passionate about real estate and client service, Ms. Wiedner plays a key role in driving growth and profitability across the company’s projects.
Project Coordinator
As Project Coordinator, Mrs. Conder plays an essential role in supporting day-to-day project operations from planning through completion. She assists in coordinating schedules, subcontractors, materials, and documentation to ensure projects run efficiently and on time. Working closely with project managers and site supervisors, Mrs. Conder helps maintain clear communication across all teams and keeps construction activities aligned with budget, scope, and safety standards. Her attention to detail and proactive approach allow her to anticipate challenges and support timely problem-solving in the field. With a strong foundation in construction management and a passion for organization, she ensures that every project phase is executed with precision and accountability. Dedicated and dependable, she takes pride in contributing to Dreamwork’s mission of delivering high-quality builds throughout Southern California.
Business Development Officer
As Business Development Officer in our Construction Division, Mr. Grado leads the company’s efforts to identify, pursue, and secure new project opportunities across Southern California’s residential market. He focuses on building long-term relationships with clients, investors, and industry partners while advancing Dreamwork’s mission of delivering high-quality, design-driven construction.
With a strong background in real estate and construction, Mr. Grado combines market insight with strategic planning to drive growth and position the company for continued success. He works closely with ownership and project management teams to align development goals with client needs and market trends. Known for his professionalism, negotiation skills, and proactive approach, Mr. Grado consistently fosters trust and collaboration throughout every partnership. His leadership in business outreach, marketing strategy, and client relations helps expand Dreamwork’s presence and reputation as a premier builder in the Los Angeles region.
